Prestige Palm Court is the main fresh pre-launch project in Madhavaram for buyers looking at a branded apartment in 2026. It is planned on Grand Northern Trunk Road at KKR Nagar/Ponniammanmedu, opposite St. Anne’s Arts & Science College. The 7.98-acre project has five towers with 2 basement levels, a ground floor and 22 upper floors. Around 75% of the site is planned as open space, while the project will have 910 apartments in total. The homes include 1 BHK units from 617 to 641 sq. ft., 2 BHK apartments from 1,137 to 1,175 sq. ft., and larger 3 BHK homes going up to 1,887 sq. ft. The early price starts from around ₹72 Lakhs, while 2 BHK homes start near ₹1.25 Crore and larger 3 BHK options move towards the ₹2 Crore range.

Palm Court stands out because buyers are entering before the regular launch rather than after construction has already progressed. This may give more choice of tower, floor and home type. The location also matters. GNT Road links Madhavaram with Perambur, Puzhal, Red Hills and other parts of North Chennai. The planned Metro network can add another travel option in the coming years. For buyers who want a new Prestige home and are comfortable waiting until 2030, Palm Court is one of the main projects to watch.

Raunaq Liverpool is a newer apartment project in Madhavaram with a much smaller community than Palm Court. It has only 120 homes and offers 2 and 3 BHK apartments from 1,071 to 1,530 sq. ft. The project has already received TNRERA registration under TNRERA/29/BLG/0079/2026, so it has moved beyond the early pre-launch stage.

Liverpool can suit buyers who prefer a smaller gated project instead of a large high-rise community. Its 2 and 3 BHK mix also makes it more focused on family buyers. Palm Court offers a wider range because it starts with 1 BHK homes and goes up to larger 3 BHK plans. Buyers comparing the two should look at the community size, home area, final cost and possession period rather than judging only by the starting price.

Radiance Solitaire is one of the larger apartment projects already under construction in Madhavaram. It covers 5.37 acres and has 660 apartments in 2, 2.5, 3 and 4 BHK layouts. Radiance currently shows the project as under construction, with completion planned for June 2028. Prices start from around ₹60 Lakhs for the smaller available homes.

The key difference here is project stage. Buyers who choose Solitaire can see active construction and have a shorter wait for possession. Palm Court offers an earlier entry into a new Prestige project but comes with a longer construction period. This makes Solitaire useful for buyers who want Madhavaram but do not want to wait until the end of 2030.

DRA Astra is a smaller premium project in Madhavaram for buyers who mainly want a 3 BHK apartment. The project covers 1.22 acres and has a stilt plus 12-floor design. It offers a 1,360 sq. ft. 3 BHK with two bathrooms from around ₹1.20 Crore and a 1,680 sq. ft. 3 BHK with three bathrooms from around ₹1.48 Crore. Astra is very different from Palm Court. It has a smaller site and focuses only on 3 BHK homes. It can suit families who already know they need a larger apartment and want earlier possession. Palm Court offers more BHK choices and a much larger project setting.

Casagrand Aquagrove is a new-launch project in Kolathur that also serves buyers from Madhavaram, Korattur, Perambur, Ambattur and nearby North Chennai areas. The project is spread across 6.7 acres and has 544 homes in 2, 3 and 4 BHK layouts. Current prices range from around ₹93 Lakhs to ₹1.91 Crore. It has three high-rise towers and more than 90 planned amenities.

Aquagrove is useful as a nearby comparison because it offers larger 2, 3 and 4 BHK homes and has already entered the new-launch stage. A buyer who wants exact Madhavaram and early entry may prefer Palm Court, while someone open to the wider North Chennai belt can compare Aquagrove based on price, home size and travel needs.

Prices vary widely because Madhavaram now has both compact homes and larger premium apartments. Prestige Palm Court starts from around ₹72 Lakhs, with 2 BHK homes from about ₹1.25 Crore and 3 BHK options from roughly ₹1.60 Crore. Radiance Solitaire currently starts from around ₹60 Lakhs, while DRA Astra starts at about ₹1.20 Crore for its 3 BHK homes. Casagrand Aquagrove begins near ₹93 Lakhs.

These prices cannot be compared only by the entry amount. A ₹72 Lakh 1 BHK and a ₹1.20 Crore 3 BHK serve very different buyers. Home size, carpet area, project stage, possession date and total cost should be compared together.

Madhavaram now has a wide mix of apartment sizes. Buyers looking for a smaller home can consider the 1 BHK option planned at Palm Court. Those who need two bedrooms can compare Palm Court, Liverpool, Solitaire and Aquagrove. Larger families have several 3 BHK choices, while projects such as Radiance Solitaire and Casagrand Aquagrove also extend into 4 BHK homes.

This range is important because Madhavaram is no longer serving only budget housing demand. Newer projects now include larger homes, high-rise towers, clubhouses and gated community features. Buyers can therefore choose the project based on family size instead of shifting to another part of Chennai only to find a bigger apartment.

Madhavaram has strong road links and still has room for larger residential projects. GNT Road is one of the main routes through North Chennai, while Perambur, Kolathur, Ambattur, Puzhal and Red Hills are linked through the wider road network.

The future Metro network is another major reason for buyer interest. Chennai Metro Phase II includes routes starting from Madhavaram and connecting towards the southern parts of the city. Work on Phase II is active in 2026, although different sections will open at different times.

An under-construction home gives buyers more visibility. They can see work at the site and may get possession sooner. Radiance Solitaire and DRA Astra are examples of projects where development has already moved ahead, while Prestige Palm Court is aimed at buyers entering at the early stage.

The better choice depends on when the buyer needs the home. Someone planning for 2030 may prefer a fresh pre-launch. A family planning to move within one or two years may find a project closer to completion more useful.

Prestige Palm Court is the main Prestige project planned in Madhavaram. Prestige also has another future residential opportunity near the wider Madhavaram–Ambattur belt. Prestige Estates and Arihant Foundations are part of a joint venture that agreed to acquire a 16.381-acre site in Korattur Village, Ambattur Taluk, for about ₹560 crore.

The Korattur site is still a future development. Its final project name, BHK mix, prices and launch date are not yet available. It should therefore not be treated as a bookable pre-launch project today. Still, it shows that large builders are increasing their presence in this part of Chennai.

Prestige Palm Court is suited to buyers who want a fresh Prestige project, more unit choice at an early stage and a 1, 2 or 3 BHK home. Liverpool may suit buyers who prefer a smaller 120-home community. Radiance Solitaire is better placed for those who want a larger project with construction already underway. DRA Astra is more focused on 3 BHK buyers, while Aquagrove offers another large new-launch choice near Madhavaram.

The final choice should start with three things: budget, home size and possession time. After that, compare the exact location, daily travel and full cost. This gives a much clearer answer than choosing only by builder name or starting price.
